By renting office space, booking the flex room, or using any service at Heart Shine Wellness Center, you agree to the following terms.

1. Services Provided

• Full-time private unfurnished office leases

• Hourly flex-room rental and monthly subscription plans

• Shared waiting area, high-speed Wi-Fi, utilities, weekly cleaning, keyless 24/7 building access, and mailbox/directory listing

2. Eligibility & Professional Requirements

You must:

• Hold a current, unrestricted Georgia license in good standing (LPC, LCSW, LMFT, Psychologist, etc.)

• Carry active professional liability (malpractice) insurance with minimum limits of $1M/$3M

• Provide proof of license and insurance before keys/access codes are issued

3. Payment & Billing

• Rent is due on the 1st of each month

• Flex-room hours and subscriptions are billed automatically to the card on file

• Late payments after the 5th incur a $35 fee

• Returned payments incur a $40 fee

• No refunds for unused flex hours or partial months

4. Use of Space

• Space is for professional mental health services only (no subleasing, no non-therapy businesses)

• You are responsible for your own furniture, décor, and session supplies

• No smoking, illegal substances, weapons, or animals (except documented service animals)

• Noise must remain at conversational level; music or loud voices are not permitted

• You must follow all building rules and posted quiet hours in common areas

5. Scheduling & Access

• Flex room is booked exclusively through our online calendar (first-come, first-served; subscription members receive priority)

• Full-time tenants have 24/7 keyless access; flex users have access only during reserved times

• Lost or unreturned keys/keycodes result in a $150 replacement fee

6. Termination & Move-Out

• Full-time leases require 60 days written notice

• Flex subscriptions may be canceled anytime with 30 days notice

• Upon move-out, suites must be returned broom-clean, with all personal items removed

• Security deposit (if applicable) is refunded within 14 days after satisfactory walk-through

7. Liability & Insurance

• You are solely responsible for your practice, clients, and belongings

• Heart Shine Wellness Center is not liable for theft, damage, or injury in the suites or common areas

• You agree to indemnify and hold the Center harmless from claims arising from your practice

8. Confidentiality & Professional Conduct

• You must maintain client confidentiality per HIPAA and Georgia licensing rules

• Disrespectful, discriminatory, or unethical behavior toward staff or other tenants will result in immediate termination

9. Changes to Terms

We may update these terms with 30 days notice via email or posted signage.
